• HI THERE,
IF A TENANT HAS BEEN ALOWED TO TRADE IN A COMERCIAL PROPERTY WITHOUT A LEASE BY A RENTAL AGENT AND YOU WANT TO GET RID OF THE TENANT DUE TO THE SALE OF THE PROPERTY, WHERE DO YOU STAND.
THE BUYER REQUIRES THE PREMISES FOR HIS OWN BUSINESS.
HOW CAN ONE LEGALY ASK TEH TENANT TO LEAVE?

  • Please may you help me with legal commercial rate per square meter as prescribed by the Zimbabwean law.

  • Hi There Stavros. Firstly, please note that in this situation,a lease agreement exists. it is just oral and thus difficult to prove but it exists. you will have to do a letter to the tenant that notes the existence of the oral lease and the terms thereof. In the same letter you then give notice to terminate the oral lease. If there are any outstanding rentals then you may claim depending on what was agreed between the agent and the tenant.
